Dry Basements Start Here in Chesterfield, MO

Chesterfield is one of St. Louis County's younger cities: residents voted to incorporate only in 1988. It has 49,309 people (2025 Census estimate) and lies about 25 miles west of downtown St. Louis, the distance that named the old Twenty Five Mile House. About 78% of homes are owner-occupied, and the $472,500 median owner value is the highest of the five towns.

This site is a no-cost referral service, not a waterproofing firm: the visit, estimate and any work come from the one independent local contractor who gets your request. Contractors may buy advertising here, currently as a free trial, and homeowners are never charged or handed anything.

Newer Homes, Aging Seals and Pumps

Chesterfield's housing is the newest of the five. Census survey figures put the median home at 1982, with the 1970s the busiest decade (about 32%) and under 2% built before 1940. About 62% are detached; much of the rest is townhomes and multi-unit buildings.

Four decades is long enough for poured walls to crack, tie-rod holes to weep and a first sump pump to wear out. Many lower levels are finished, so damp shows up as stained drywall or musty carpet, not a puddle.

How Each Service Fits Chesterfield, MO

The visiting contractor decides the plan; these are the usual options.

  • Sump pumps. Pits from the 1970s and 1980s often hold an original or second pump. A replacement can add a check valve, battery backup and alarm.
  • Crack repair. Thin vertical cracks in poured walls are often sealed by injection from inside. Any horizontal crack or inward lean deserves a closer look soon.
  • Leak repair. Seepage at a window well or utility pipe can sometimes be handled without a whole system.
  • Full waterproofing. Water along several walls usually means an interior footing drain feeding a sump, sometimes with a vapor barrier and dehumidifier.
  • Drainage outside. Where a yard slopes toward the house, downspout extensions, regrading or a French drain may come first.

Gumbo Flats, Creeks and the Monarch Levee

Chesterfield's biggest flood came from the Missouri River. On July 30, 1993, the Monarch levee failed for the first time since 1935, and Chesterfield Valley, nicknamed "Gumbo Flats" for its gummy silt, went under feet of water (St. Louis Public Radio). From 1996 the levee was rebuilt in phases to a 500-year level, and its roughly 4,000 acres now hold Chesterfield Commons and Spirit of St. Louis Airport.

Many homes, though, sit on higher ground, where basement water more often comes from rain soaking into clay, which can hold water against a wall. Bonhomme and Caulks Creeks carry runoff to the Missouri. St. Louis logged more than 10 inches in April 2025, its wettest April on record (St. Louis Public Radio).

  • Stains at the bottom of drywall. A tide line or soft baseboard is often the first hint of seepage in a finished room.
  • New cracks after a dry summer. Clay can shrink and swell, so fresh or widening cracks are worth watching.
  • A pump that never rests, or one gone silent. Either deserves attention before the next storm.

Water rising from a floor drain is a sewer backup, not seepage: MSD, which serves Chesterfield, takes reports any hour at (314) 768-6260.

Chesterfield, MO Permits Go Through the County

Chesterfield contracts with St. Louis County for permits and inspections. A project starts with a Municipal Zoning Approval from the city (Planner of the Day, 636-537-4733); the County then issues the permit and inspects (314-615-5184).

County plumbing permits go only to County-licensed master plumbers or drainlayers, so tying a sump into a drain, adding a backflow valve or replacing a lateral belongs with one of them. Have the contractor confirm the approvals before any digging.

Chesterfield's sewer lateral program can pay up to $15,000 toward a covered repair once the line has been cabled by a licensed plumber or drainlayer. Public Works: (636) 537-4762.

Local Help, One Request

A single request spares you a string of sales visits. Before signing, settle these:

  • Who handles the County side. Will the contractor get the zoning approval and County permit, or leave that to you?
  • What happens to the finish. The contract should say how much drywall or carpet comes out and who puts it back.
  • A warranty that can move. If you might sell, ask whether it transfers and what it leaves out.

Insurance certificates and references are reasonable asks too.

Chesterfield, MO FAQ

Who issues a basement permit in Chesterfield, MO?

St. Louis County, after the city signs off on zoning. The city's Planner of the Day (636-537-4733) handles that first step, and the County permit office is at 314-615-5184. Your contractor should confirm which permits the job requires.

Can a finished lower level be waterproofed without gutting it?

Sometimes partly. An interior drain runs along the footing, so the lower wall finish usually comes off along affected walls; cracks can often be injected through small openings. The estimate should say what's removed and whether restoring it is priced in.

How does Chesterfield's sewer lateral program work?

It can cover up to $15,000 of a qualifying repair, after a licensed plumber or drainlayer cables the line to show whether it's really broken. Public Works at (636) 537-4762 explains who qualifies. The lateral, the pipe from house to sewer main, belongs to the owner.

Does MSD serve Chesterfield?

Yes, along with almost all of St. Louis County. If sewage comes up a floor drain, contact MSD at (314) 768-6260, day or night. When MSD's system caused it, MSD may reimburse some losses reported within 30 days. That process is MSD's alone.

Check the right license

In the City, contractors carry a City business license; plumbers and drainlayers are licensed. In the County, your own city may license contractors too.

A backup isn't seepage

Water rising through a floor drain in a storm is a sewer backup, not groundwater. Report it to MSD and ask your city about its lateral program before anyone prices waterproofing.

Don't pay it all up front
